Is it possible that your space has extremely high latent (moisture) loads?
Your results would indicate an SHR (Sensible Heat Ratio) of only around 0.5,
which doesn't seem typical for office occupancies.

e.g., 300 cfm would give a sensible cooling of around 6600 Btu/h. SHR =
6600/12000 = 0.55.
