I'm modeling a condo based on the ASHRAE. Do I need to separate the electricity consumption based on residential rates (units) and Commercial rates (Mech room and equipment)?
I would do so, and it isn't too difficult to do. Define both rates in the program, assign them to separate electric meters, and have the electric meters assigned to the separate loads.
