Modeling Boiler Plant

HI,
I am modeling a school building that houses a central boiler plant that serves an elementary school on the same campus. The scope of the project is to only model the building housing the boiler plant. We are going for several NYSERDA incentives and I'm being told they would like to see the savings compared to the existing building utility info. Is there a way to model an artificial load on the boiler loop to represent the second building? Any suggestions or ideas would be appreciated.

Thanks,
