Hi Ed,
It looks like you also put "Shell Multiplier" as 3 in your first shell and
some of the shells. Since you already have 3 above grade floors, I presume
you are not going to create 3 same shells. I restore all shell multiplier
to default value 1. See attached fig. The the area is now correct around
24209 sf.
