Warehouse Baseline Envelope Issues

Dear Bldg Sim

I have a big box warehouse project that is primarily unconditioned with
the exception of some conditioned areas along the north and south
perimeters. I have 2 concerns, pertaining to LEED EAc1 (NC2.2):

1. The warehouse is currently existing but with no conditioned spaces.
The envelope is being completely revamped and conditioned spaces are
being added. The overall footprint is also changing slightly.
According to Ashrae 90.1-2004,Table G3.1, paragraph 5F, "For existing
building envelopes, the baseline building design shall reflect existing
conditions prior to any revisions that are part of the scope of work
being evaluated." Does this mean that the 40% WWR and Building Envelope
requirements from Tables 5.5 do not apply? How do I approach the
section of the existing building that is being knocked down?

2. In my Proposed model: How should I model the interior walls
separating the conditioned space from the unconditioned space? My
problem with modeling 8" CMUs is that I come up with a large number of
loads not met due to the loads and solar heat gain from the
unconditioned area. Would it be kosher to model the interior walls as
adiabatic in both the baseline and proposed models?

Any insight or experiences with this would be greatly appreciated.
