eQuest Small Office Building Modeling (UNCLASSIFIED)

I am working on modeling a small office building but have run into some
issues that I need help with.

The building is a single story building of about 3700 sqft floor area with a
pitched roof with the ridge running the length of the building. Most of the
building has a ceiling with attic area below the roof. The insulation is at
the roof level. There is one room at the corner of the building that has a
vaulted ceiling and the roof over this portion of the building has a
different slope than the rest of the roof. The sloping roof sections meet at
the common ridge. How would I go about modeling this?

The building also has vestibules that extend outside of the general floor
area. There is one vestibule on the east side of the building and one
attached to that room with the vaulted ceiling mentioned above on the north
side of the building. How would I go about modeling this?

The plan is to use the attic space as the return air plenum for the HVAC
system. In order to do this it appears that the "floor to floor height" must
exceed the "floor to ceiling height" by at least a foot. In this building,
the ceiling serves as the floor of the plenum and attic space, so there is
not the 1 foot distance available to bring in the attic plenum option. How
would I go about modeling this?

There is brick facing around the exterior of the building that extends up
about 3 feet from grade. How would this be modeled as opposed to the rest of
the wall above the facing?

Attached are some drawings of the building.

Thank you for your help with this.
