It would be good for you to search the archives (onebuilding.org) and read
all you can about passive and active chilled beams, radiant systems, and
DOAS. There is a lot of information in the archives about modeling
techniques and issues.

One you have tried to incorporate what you have learned and are building
your model you will undoubtedly have more questions, but they will be more
specific and easier for people to answer.
