Hybrid WSHP - Simultaneous heating & cooling

Hi everyone

Currently I am doing one mix-use project in bay area where initial 2 floors are retail spaces and rest are residential spaces (please see the image attached).

As it's bay area, there will number of hours for simultaneous cooling (for retail spaces due to high internal loads) & heating (envelope dominating residential spaces).

The building has high efficiency "hybrid water source heat pumps" to provide heating and cooling in the various spaces. The residential units will incorporate a heating coil that will utilize medium temperature condenser water for heating.

Condenser water system: A condenser system needs to be designed that leverages simultaneous heating & cooling. For instance, the retail space (on level 1-2) may require cooling & will reject heat into the condenser loop. This heat can be transferred to residential units (via integrated water coils) which may require heating.

How can we model such system in eQuest where condenser system is connected to heating for residential units? What kind of systems can be used? Water loop heat pumps?
