ENERGY MODELING FOR LEED - HVAC SYSTEM PARTIALLY DESIGNED IN THE PROPOSED BUILDING

Hi everyone,

I am developing an Energy Model with eQUEST for LEED Certification following ASHRAE Standard 90.1-2007 Appendix G. I am unsure if this the right forum for the question.

The building has 7 stories above grade, one story below grade and it is a mix used, office (5 stories) and retail (3 stories). The proposed design include one air-cooled VRF System per floor plus a common DOAS for the offices use. For the commercial use it is intended to have the same system but it is not designed or included in the project. The ides is to rent this use space and then the tenant will implement his own HVAC System. Baseline Building HVAC System is 8 type.

Thus, part of the building has already an HVAC system and the other part does not. I have the following issues:
1) For the commercial use, I have included also a VRF system for the Proposed Building and System 8 for the Baseline Building. I am not sure if this is correct.
2) Ashrae Standard 90.1 does not require Demand Control Ventilation for the Proposed Building, but the design includes it. Does Appendix G require DCV System for Baseline Building?
3) The Proposed Building include one 1x1 system for a rack room (one per office floor). Should I include in the Proposed Building and Model? And the same for the Baseline Building although it is a VAV System?
